How can I set up a home inspection?
Please call one of our offices, Dedham or Methuen , to make an appointment with one of our inspectors. When you make the appointment, please be prepared to provide your name and phone number, the address of the property to be inspected and days and times that are most convenient for you to have the inspection.
How much does a home inspection cost?
The cost of a home inspection can vary depending on the size, location and type of property. Please contact an individual inspector for general pricing information.
Is there an inspection agreement or contract?
Our state regulation, 266 CMR , requires that we have a contract signed by our clients prior to commencement of a home inspection in a pre-sale condition. If you would like to review our contract ahead of time, we would gladly e-mail, fax or mail you a copy.
Is radon included in the inspection?
Testing for radon can take 2-3 days, radon is not included in the inspection fee. However, our inspectors can provide a pre-paid radon kit for you to test on your property for an additional service fee. Does the inspection include termite or other insect damage assessment
While we do not look for insect infestation per the Massachusetts Standards of Practice, we can assess the structural damage. You should plan to hire a licensed exterminator to perform a complete inspection of the property. It’s a good idea to schedule the pest inspection just prior to the home inspection so that if insects are found, we can assess and document any damage in our inspection report.
Should I be present at the home inspection?
We encourage our clients to attend the site inspection, bring quesitons along, make notes and even take pictures. We also would like our clients to share any plans for renovations, upgrades or expansion, we can tell you whether, in our opinion, if they are feasible or practical. We want to make sure that when you leave the site inspection, you understand everything we know about the home and all your questions are answered.
I have had my site inspection. When should I expect to receive my report?
Inspectors will send out the inspection report usually within 2-3 business days after the date of the inspection. We can e-mail it as a pdf file or use the USPS to deliver the report by first class mail. At the time of the inspection, be ready to provide your email address and we will be happy to send you the report in this manner. Please note, that regardless of whether you choose to have an electronic copy sent to you, we can also send the original copy in the mail.
Do home inspectors have to be licensed? Are Home Inspection Assoc. inspectors licensed?
The state of Massachusetts requires that all home inspectors be licensed. We are required to complete extensive classroom training to renew our licenses every two (2) years. The Massachusetts Standards of Practice, 266 CMR is one of the most stringent in the country.
